The intent is to partner with homeowners to spot minor maintenance needs early, helping to avoid major, unexpected repair costs down the road. Seemingly minor issues like unpainted exterior wood, chipping paint, or loose fascia board can quickly let in rain and pests, leading to structural rot and high repair bills if left unaddressed. Ultimately, the Property Maintenance Program protects the long-term investments of residents while maintaining the high quality of life associated with Novi.

The Process

  • Introductory letters, brochures, and self-inspection checklists are delivered before any physical inspections take place so homeowners can identify and fix issues on their own terms.
  • Inspection: The Code Compliance Officers do not enter private property when conducting an inspection. They conduct inspections from the public right-of-way, such as the street or sidewalk.
  • Written Courtesy Notice: If an officer notices a maintenance item needing attention, you will receive an initial written notification detailing the issue and referencing the city code.
  • Follow-Up: Homeowners are given a minimum of 30 days to make corrections. If more time is needed, our team is happy to work with residents to adjust compliance timelines when they show a willingness to cooperate.

What Inspectors Look For

Our officers look at basic exterior elements of your property:

  • Structures & Roofs: Peeling paint, rotted siding, sagging roofs, missing shingles, or eaves in disrepair.
  • Foundations & Chimneys: Cracks or holes in foundations that could let in moisture or pests.
  • Porches & Steps: Sagging steps, loose handrails/guardrails, or uneven walking surfaces.
  • Yards & Debris: Excessive weeds, accumulated clutter/trash, or dead trees and low-hanging limbs.
  • Vehicles & Storage: Unlicensed or inoperable vehicles parked outdoors.
  • Fences & Accessory Structures: Leaning or damaged sheds, garages, and fences.
