  1. Case No. 10-061 41107 Jo Drive

Schonsheck Construction, Inc. is requesting a variance to allow outdoor storage of unlicensed cars in the parking lot of the property located at 41107 Jo Dr. The property is zoned I-1 and is located on the south side of Jo Dr., north of Grand River Ave.

CITY OF NOVI, CODE OF ORDINANCES, Section 1903.4 requires vehicle parking for automobile service establishments be limited to customers and employees and not for vehicle storage longer than twenty-four hours and indicates that no vehicles without current license plates be stored outside.

    The petitioner has requested in writing to withdraw this case.

    The petitioner is requesting a variance from 2505.14.c(9) to allow occupancy of an existing building for Mercantile use with reduced parking provisions and installation of a 2nd wall sign and a ground sign for this business. The ground sign and a smaller second wall sign were previously approved for Lazy Boy only.

    CITY OF NOVI, CODE OF ORDINANCES, 28-5(3) states: "Number of on-premises advertising signs permitted: No building or parcel of land shall be allowed more than one (1) sign permitted under this section.

  3. Case No. 10-070 27475 Huron Circle – Waltonwoods

    Singh Development LLC is representing Waltonwood at Twelve Oaks and is requesting renewal of a variance to allow a 32.7 SF off-premises leasing sign at the intersection of 12 Mile Road and the east mall access drive. The property is zoned RM-1 and is located south of Twelve Mile Road and east of Novi Road.

    CITY OF NOVI, CODE OF ORDINANCES, Section 28-6 (3) Sale, rental or lease sign which identifies the sale, rental, or lease of the residential property (other than multiple-family apartment complexes) are not to exceed sixteen (16) square feet in area nor more than ten (10) feet in height., Section 28-8 Off-premises advertising signs permitted according to district… …(1)   Ground pole signs and wall signs only shall be permitted in an I-2 district only.

  4. Case No. 10-071 42355 Grand River – 42235 Grand River –KIA

The petitioner is requesting variances at 42355 Grand River - KIA to change out the faces of (2) ground signs approved under previous variances with specified text, install an oversize wall sign with an area increase over that approved in previous variances, install (2) additional wall signs, an additional non-allowed ground sign of greater than the allowed area and height and (3) oversize directional signs. The property is zoned B-3 and P-1 and is located on the east of Novi Road and south of Grand River Avenue.

CITY OF NOVI, CODE OF ORDINANCES, Section 28-5(3)   Number of on-premises advertising signs permitted:  No building or parcel of land shall be allowed more than one (1) sign permitted, Section 28-5(2)b.1.i.b.   Single business: A wall sign displayed on a building occupied by one (1) business shall not exceed one (1) square foot of signage for each three (3) feet of setback from the centerline of the nearest adjacent thoroughfare or collector street as defined in the master plan adopted by the city, as amended, but not greater than fifteen (15) percent of the frontage surface of the building and not greater than two hundred fifty (250) square feet, unless a ground sign is also permitted under this chapter for the building, in which case the wall sign shall not exceed sixty-five (65) square feet. Section 28-5(2)a2.ii. all other ground signs shall not exceed a height of six (6) feet, Section 28-5(2)a.i. ground signs shall not exceed a maximum thirty (30) square feet or one (1) square foot of sign area for each two (2) feet of setback from the nearest street center line as required herein, whichever is greater, with a maximum area of one hundred (100) square feet. Section 28-7a.(9) Directional signs   Signs not exceeding two (2) square feet which contain only noncommercial messages including designation of rest rooms, telephone location, and direction of door openings.
