1. Case No. 10-041 1254 East Lake Dr

Robert Cummings is requesting an extension of the tabling of this case until the December 14, 2010 Zoning Board of Appeals meeting.

2. Case No. 10-053 24460, 24800 and 25000 Novi Rd – Michigan Tractor and Machine

The petitioner is requesting the following variances:

24460 Novi Road: Section 2400 for reduced front yard and setback parking and Section 2509.3b for waiver of parking lot screening.

24800 Novi Road: Section 2400 for reduced front yard and setback parking, Section 2509.3b for waiver of parking lot screening, 28-5 of the Sign Ordinance to allow replacement of an existing non-conforming sign with a new pole sign of the same size and type and Section 2001.3 to allow continued use of the outdoor storage/display pad in the front yard setback and without screening.

25000 Novi Road: Section 2400 for reduced front yard and setback parking and Section 2509.3b for waiver of parking lot screening and 28-5 of the Sign Ordinance to allow replacement of an existing non-conforming sign with a new pole sign of the same size and type to accommodate the acquisition of additional Novi Road Right of Way by the Road Commission of Oakland County. The property is zoned I-2 and is located east of Novi Rd and south of Grand River Ave.

3. Case No. 10-054 41325 Ten Mile Rd – PNC Bank

The petitioner is requesting a variance to install a 26.1 SF wall sign on the north west elevation of the PNC Bank located at 41325 Ten Mile Rd. The property is zoned B-1 and is located on the south east corner of Ten Mile and Meadowbrook Rd.

CITY OF NOVI, CODE OF ORDINANCES, Section 28-5 (3) states: "Number of on-premises advertising signs permitted: No building or parcel of land shall be allowed more than one (1) sign permitted under this section…"

The petitioner is requesting a variance to install two (2) 26.1 SF wall signs on the north and west elevations of the PNC Bank located at 39465 Fourteen Mile Rd. The property is zoned OST and is located on the south of Fourteen Mile Rd and west of Haggerty Rd.
