1. Case 10-016 1750 Paramount Street

The petitioner is requesting variances to install an awning carport located at 1750 Paramount St. Property is zoned R-4 and is located north of Thirteen Mile Road and west of Novi Road.

IN CASE NO. 10-016 Motion to approve the request for the installation of the open carport on the north side of the existing residence. The property is zoned R-4 and is located north of Thirteen Mile Road and west of Novi Road. The variance may be granted due to the setback, frontage and height requirements do unreasonably prevent the use of the property. The variance will provide substantial justice to the petitioner and surrounding property owners. It adds unique circumstances to the property. It is not self-created and there will adequate light and air to the adjacent properties. There will not be an increase of fire danger or reduction in public safety. It will increase the property values within the surrounding area and is in the spirit of the Zoning Ordinance.

The petitioner is requesting variances to allow renovation and construction of an addition to an existing residence located at 2022 Austin. Property is zoned R-4 and is located north of Twelve Mile Road and west of Old Novi Road.

IN CASE NO. 10-017 Motion to grant the variances to allow the renovation and construction of an addition to the existing residence as submitted. The setback, frontage, height and density requirements prevent the use of the property for this permitted purpose. The variance will provide substantial justice to petitioner and surrounding property owners in zoning district. There are unique circumstances to the property. The problem is not self created. There is adequate light and air provided to the adjacent properties. There is no increase of fire danger or public safety. Property values will not be diminished within surrounding area. The spirit of the Zoning Ordinance will be observed.

The petitioner is requesting a variance to construct an attached 2 car garage in front of an existing residence located at 200 New Ct. Property is zoned R-4 and is located north of Thirteen Mile Rd and east of East Lake Dr.

IN CASE NO. 10-018 Motion to grant the variances as requested. The setback, frontage, height, bulk and density requirements unreasonably prevent the use of the property for the permitted purpose. The variance will provide substantial justice to petitioner and surrounding properties in the zoning district. There are unique circumstances to the property. The problem is not self created. Adequate light and air is provided to adjacent properties. There will be no increase of fire danger and public safety. Property values will not be diminished within the surrounding area. The spirit of the Zoning Ordinance is observed.
