City of Novi REGULAR MEETING OF THE NOVI PLANNING COMMISSION A G E N D A ROLL CALL: Canup, Capello, Churella, Csordas, Koneda, Mutch, Piccinini, Watza, and Weddington The Planning Commission wishes to advise the general public that all remarks shall be limited to three minutes per person during both the Public Hearing and Audience Participation portions of the meeting. Petitioner=s presentations shall be limited to ten minutes.
No person, other than a Commission member, shall address an issue for public hearing following the closing of that public hearing by the Chairperson (except during Audience Participation).
The above mentioned participation policy is outlined in Sections 3.4 and 3.8 of the Planning Commission By Laws and Rules of Procedure. PLEDGE OF ALLEGIANCE APPROVAL OF AGENDA AUDIENCE PARTICIPATION CORRESPONDENCE CONSENT AGENDA - REMOVAL AND APPROVALS COMMUNICATIONS PUBLIC HEARINGS 1. HARVEST LAKE OF NOVI SP 97-06C This project is located in Section 19, on the east and west side of Wixom Road and north of Ten Mile Road. The 901.13 acre-site is zoned R-A. Applicant is seeking a positive recommendation to the City Council for a Revised Residential Unit Development (RUD) Option Application.
2. MORGAN CREEK ESTATES SITE CONDOMINIUM SP 98-27A This project is located in Section 2, located north of 13 Mile Road and east of East Lake Drive. The 9.72 acre-site is zoned R-4. Applicant is seeking Preliminary Site Plan and Woodlands Permit approvals.
3. ZONING MAP AMENDMENT 18.583 Proposed rezoning of 24.9 acre property located in Section 9, east of Beck Road and south of West Road and west of the CSX Railroad. The Applicant is requesting rezoning from General Industrial District (I-2) to Light Industrial District (I-1), or any other appropriate zoning district.
4. ZONING TEXT AMENDMENT 18.148 An Ordinance to amend subsection 1301 and to add subpart 1302.3 to Ordinance No. 97-18, as amended, the City of Novi Zoning Ordinance, to include as a principal use permitted instructional centers and to include as a principal use permitted subject to special conditions sit-down with a maximum seating capacity of 50 persons and carry out restaurants.
NOTE: The Planning Commission will have an additional audience participation period after their mid-point break.

CONSENT AGENDA 1. SOCIETY HILL SP 95-44 This project is requesting a one (1) year extension. The Applicant is seeking a positive recommendation to City Council for PD-1 Option and Preliminary Site Plan extension. 2. Approval of the January 20, 1999 Planning Commission Minutes.
MATTERS FOR CONSIDERATION.
1. DIBO BUILDING SP 98-63 This project is located in Section 23, north of Grand River Avenue and west of Meadowbrook Road. The 1.39 acre-site property is zoned Light Industrial (I-1). Applicant is seeking Preliminary Site Plan approval.
